Job Description

The Manager of Buildings and Grounds will oversee maintenance and repair of facilities and grounds; key responsibilities may include conducting site surveys, preparing job estimates, and supervising and training employees.

Schedule : Monday-Friday & On-Call Rotation

Supervisory Responsibilities:
  • Hires, supervises, and trains employees who maintain buildings and grounds.
  • Oversees the day-to-day workflow, scheduling, and assignments of the department.
  • Conducts performance evaluations that are timely and constructive.
  • Handles discipline and termination of employees as needed and in accordance with company policy.
Duties/Responsibilities:
  • Drafts and implements routine maintenance schedules and standards; ensures compliance with these standards
  • Collaborates regularly with the Chief Operating Officer to identify renovation or construction needs
  • Oversees the day-to-day operations of the maintenance department
  • Evaluates systems or facilities to determine maintenance or repairs that need to be performed
  • Assesses building systems to plan work assignments and project schedules
  • Develops maintenance procedures and schedules
  • Prepares job estimates and bids for projects to be completed by outside contractors
  • Inspects and approves work performed by outside contractors
  • Ensures maintenance and repair work is completed correctly and in a timely manner
  • Prepares the departmental budget; reviews monthly financial reports for compliance with budget
  • Prepare departmental budget estimates and costs of specific internal repair projects
  • Performs other related duties as assigned
Required Skills/Abilities:
  • Excellent analytical and problem-solving skills
  • Ability to identify issues and determine repairs that are needed
  • Ability to plan maintenance schedules for building systems
  • Excellent management and supervisory skills
  • Excellent verbal communication skills
  • Ability to prioritize tasks and delegate when appropriate
  • Ability to read blueprints and working diagrams
Education and Experience:
  • Associate degree or higher in related field required
  • 2 years of building maintenance supervisory experience
  • 5 years of related experience in building maintenance or construction required
  • Proficient with work order software, Microsoft Office Suite, or related software needed to maintain reports, records, and budgets
  • Extensive knowledge of building systems such as plumbing, electrical, and HVAC
Physical Requirements:
  • Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance
  • Must be physically able to perform repairs when needed
  • Prolonged periods sitting at a desk and working on a computer
  • Must be able to lift 50 pounds at a time
  • Prolonged periods sitting at a desk and working on a computer
